Buying a property in Spain is one of the most exciting moves many people ever make — offering sunshine, lifestyle, investment potential, and a brand-new chapter. But as with any major purchase overseas, it’s important to be informed.
While property scams abroad do occur occasionally, they’re rare and completely avoidable when buyers take the right precautions. In this week’s episode of Top 3 Tips, Keith from Target Property Spain shares three practical steps that every buyer can follow to stay safe and secure throughout the process.

1️⃣ Work with a reputable agent
Not all agents operate to the same professional standards. Some are experienced, reliable experts with verified company details and a long history of satisfied clients — while others may be less trustworthy.
Keith recommends always verifying the credentials of any company before engaging with them:
- Check their CIF number (Spanish company tax ID).
- Read genuine Google reviews from past clients.
- Ask if they’re a member of a recognised professional organisation such as GIPE or AIPP.
A genuine agent will always be open and transparent — and happy to prove their legitimacy.
2️⃣ Always use an independent lawyer
One of the most important safeguards when buying abroad is having an independent lawyer who represents only the buyer’s interests.
An independent solicitor will:
- Confirm the property’s ownership and registration.
- Check for unpaid debts or legal charges.
- Verify that the property has the correct planning permissions and licences.
Keith advises against using a lawyer suggested by the seller or developer, as this can create a conflict of interest. The right legal professional acts as your personal safety net, ensuring every aspect of the purchase is correct before you sign.
3️⃣ Be careful where your money goes
Another key piece of advice is to make sure that any deposit or payment goes into a lawyer’s client account or an approved escrow account — never a personal account.
If anyone asks for funds to be transferred directly to an individual, that should immediately raise a red flag. A legitimate transaction will always come with formal documentation and a transparent payment trail.
✅ Buying in Spain can be safe, smooth, and stress-free
The vast majority of international buyers purchase in Spain without any issues whatsoever. By following these three steps — verifying your agent, using an independent lawyer, and protecting your payments — you can enjoy the buying process with total confidence.
