The notary’s role is to ensure that the transaction is fully legal, properly documented, and correctly recorded in Spain’s official property registry.


🖊️ What Happens at the Notary’s Office

On completion day, the buyers, sellers, both lawyers, and often the estate agent meet at the notary’s office. The notary reads through the escritura, confirming the details of the sale — including the identities of the buyer and seller, the property description, and confirmation that the funds are available.

Payment is typically made using a banker’s draft, a certified cheque issued by your bank. It’s 100% guaranteed and ensures the seller receives the funds securely while giving the buyer full control until the signing moment.

Once the notary confirms everything is in order, both parties sign the deed, funds are exchanged, and the sale is complete.
