Yes—you absolutely can make changes to your property in Spain. But like most things here, there are a few rules and procedures to follow:


🧾 Do I Need a License?

Yes. The type of license depends on the scale of the work:

  • Minor Works License (Licencia de Obra Menor): For things like kitchen or bathroom renovations.
  • Major Works License (Licencia de Obra Mayor): For structural changes, extensions, or anything that alters the building footprint.

🏘️ What If I Live in a Community?

If your property is part of a community of owners (which is very common in Spain), you should always check the community rules before making any changes.
Some common updates—like enclosing a terrace with glass curtains—are often allowed because they don’t alter the external appearance of the building, but permission may still be required.
